How Does Transactional Funding Work?

  • Step 1: You (wholesaler) have property under contract at $150,000 with Seller, the “A to B” contract. You find Investor who wants the deal and you sign a contract with them at $175,000, the “B to C” contract.

  • Step 2: You contact MBH Deals for your transactional funding. We will review the deal and paperwork and issue a fast approval assuming all is in order. MBH Deals will connect you with our specified closing attorney to close the deal.

  • Step 3: You and closing attorney will work with all parties of the transaction to prepare everyone for closing. Once attorney provides closing statement, MBH Deals will initiate wire transfer funds to attorney for amount needed on the A to B contract.

  • Step 4: Both transactions close back to back. You use the proceeds from the sale of the B to C contract to pay back MBH Deals loan amount plus the fee. The remaining money is your wholesale profit!

Requirements & Terms:

  • We will select the attorney. We only use experienced attorneys familiar with REI.

  • We lend to businesses only for investment purposes, not to owner occupants and primary residents.

  • For loans under $100k, the fee is 3%. For loans over $100k, the fee is 2%.

  • We will need a copy of your contract(s) associated with the disposition.

  • Loan term lengths are typically 1-2 days maximum.

  • Once you are ready to move forward, we will send you a 1 page agreement via DocuSign to get started.
